Property Purchase Pricing Information
Guidance – Our fees cover all of the work* required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.
VAT – We are required to charge VAT. VAT is a government tax that we are required to charge, and will usually be added at 20% to our fees and disbursements, except where we indicate the disbursements are outside the scope of VAT. The fees listed are our average fee ranges for a purchase transaction. The fee (including additional fees and disbursements) may vary depending on the source of the instruction, your solicitor’s experience and location, the property price and what work we are required to do.
Legal Fee: £1,080 to £2,500 (+20% VAT of £216 – £500)
- Leasehold: £300 (+20% VAT of £60)
- Help To Buy: £500 (+20% VAT of £100)
- Help To Buy ISA: £250 (+20% VAT of £50)
- Telegraphic Transfer: £350 (+20% VAT of £7)

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Please note the fee range will vary depending on the work required. Factors which may increase the fees charged include:
- If the property is leasehold;
- If a lease extension of deed of variation is required;
- If there is Help to Buy involvement;
- If you wish for us to expedite your transaction;
- If we also need to act for your lender;
- If the purchase is off-plan;
- If we cannot meet you in person and will need to complete an electronic ID check;
- If a unilateral notice is required to be registered with the Land Registry;
- If you are a non-UK resident.

Stamp Duty amount depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
How long will my house purchase take?
How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-12 weeks.
It can be quicker or slower, depending on the parties in the chain and the timeliness of each party’s responses and returning documents. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle, it could take 8 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 12 to 18 weeks. In such a situation additional charges would apply.
The precise stages involved in the purchase of a residential property vary according to the circumstances; however below we have outlined the traditional stages we carry out on a standard purchase.
- Take your instructions and give you initial advice;
- Check finances are in place to fund purchase and contact lender’s solicitors if needed;
- Receive and advise on contract documents;
- Carry out searches;
- Obtain further planning documentation if required;
- Make any necessary enquiries of seller’s solicitor;
- Give you advice on all documents and information received;
- Go through conditions of mortgage offer with you;
- Send final contract to you for signature;
- Agree completion date (date from which you own the property);
- Exchange contracts and notify you that this has happened;
- Arrange for all monies needed to be received from lender and you;
- Complete purchase;
- Deal with payment of Stamp Duty/Land Tax;
- Deal with application for registration at Land Registry.

The length of time between instructing us (once receiving an offer on your property) to moving out of your property will depend on a number of factors. The average process takes 12-14 weeks.
It can be quicker or slower, depending on the parties in the chain and the timeliness of each party’s responses and returning documents. For example, if you are selling a property that is leasehold, we will need to apply for the management pack; this can take significantly longer depending on the timeframes of the individual management company. Another example would be if you are selling a property with structural issues such as subsidence, this can take significantly longer than 6-10 weeks and in such a situation, additional charges would apply.
The precise stages involved in the sale of a residential property vary according to the circumstances; however below we have outlined the traditional stages we carry out on a standard sale.
- Take your instructions and give you initial advice;
- Check finances are in place to fund any related purchase (if applicable);
- Respond to any pre contract enquiries;
- Obtain a copy of the Title and prepare a contract to send to purchasers Solicitors;
- Collate information on fixtures and fittings and send to purchasers Solicitors;
- Respond to any raised enquiries;
- Receive transfer and arrange signature with you;
- Arrange an exchange and completion date;
- Obtain redemption statement from any relevant Lender to settle any outstanding amount on the mortgage;
- Transfer any remaining money from sale to the seller.

The length of time between instructing us to successfully completing the remortgage process and your new lender details being submitted to the Land Registry, will depend on a number of factors. The average process takes between 4-6 weeks, however if your property is a leasehold it may take longer as we may need to liaise with your Landlord or Management Company.
It can be quicker or slower, depending on the nature of your individual circumstances, the timeliness of each party’s responses and returning of documents. For example, if you are remortgaging a property with a second equity redemption charge, this can increase the timeframes when corresponding with the relevant Help To Buy authority, who will have their own timeframes, to remove the charge.
The precise stages involved in the remortgage of a residential property vary according to the circumstances; however below we have outlined the traditional stages we carry out on a standard remortgage.
- Take your instructions and give you initial advice;
- Obtain the Title Deeds from HM Land Registry;
- Receive your mortgage offer and report to you on this;
- Apply for searches or search indemnity (dependent on what your lender requires);
- Request an initial redemption statement from the lender;
- Send a draft completion statement for you to check;
- Report to lender and confirm you can comply with the mortgage conditions;
- Set a completion date;
- Reconfirm redemption figure;
- Transfer any remaining surplus to you;
- An application will be made to the Land Registry with the new lender’s interest.

Immigration Pricing Information
Our charges are based on the time spent dealing with a case. Our hourly charge rates are £250 plus VAT per hour.
The following types of applications are covered by the above hourly rate:
- Applications for naturalisation or registration under the British Nationality Act 1981
- Applications on behalf of European Economic Area (EEA) nationals and their family members under the applicable EEA Regulations or Immigration Rules, including applications for permanent residence, residence cards, and registration certificates
- Applications under the Immigration Rules, including:
- student and work experience visas
- visit visas (for tourism, or visiting friends / family)
- spouse and partners applications, including fiancé(e)s or proposed civil partners
- applications for work, business or study under the Points-Based System;
- dependent relative and family reunion applications
- ancestry visas
- other categories, such as applications on the basis of long residence
On average, this type of work takes between 8 – 15 hours to complete. This means that on average costs are between £2,000 and £3,750. We will apply VAT of 20% on our fees. We will let you know if it becomes apparent that we will have to spend more time on your matter than we have initially estimated.
The exact number of hours it will take depends on the circumstances in your case. Such as:
- The amount of supporting evidence that we need to consider
- Which language(s) you speak
- Whether you are applying with other dependants
If you are able to provide sufficient evidence at our first meeting and clearly meet the applicable Immigration Rules, the cost is likely to be at the lower end of this range.

VAT

The fee (including additional fees and disbursements) may vary depending on the amount of time it takes, your solicitor’s experience, and what work we are required to do.
What services are included
The work will involve:
- discussing your circumstances in detail and confirming whether this is the most appropriate application for you to make and what other options may be available to you;
- giving you advice about the requirements of the Immigration Rules and whether you meet the criteria.
- if you do not fulfil certain criteria, whether this can be overcome and how, which on average takes 1.5 hours;
- considering the supporting evidence, you have provided, which we anticipate will take 1 to 2 hours;
- where necessary, helping you obtain further evidence (such as medical records and bank statements), including taking statements of any witnesses;
- preparing your application and submitting it on your behalf, which we anticipate will take up to 12 hours or more;
- giving you advice about the outcome of the application and any further steps you need to take.
The amount of hours depends on the number of documents, whether they need to be translated, whether anything is missing and how long it will take to obtain the missing documents. Disbursements (not included in costs set out above):

Disbursements are costs related to your matter that are payable to third parties. We handle the payment of the disbursements on your behalf to ensure a smoother process. These can include (but not limited to):
- Interpreter and/or translation fees. The costs for these services will vary widely depending on the extent to which they are required, the company used as well as the complexity of your case. Interpreting service providers on average charge between £40 to £50 per hour. Document translation service providers on average charge between £20 to £30 per page.
- Independent expert reports e.g. from auditors, medical experts etc. These are not required in many cases; we will let you know as soon as possible if we consider an expert report is necessary.
- If we are required to attend with you your biometric enrolment appointment, there will be additional disbursements in respect of our mileage/travel expenses.
The costs quoted here do not include:
- Any Home Office fees and Immigration Healthcare Surcharge for making the relevant application. You will pay them to the Home Office directly as part of the application process
- Where the Home Office refuses your application, advice and assistance in relation to any appeal.
How long will my application take?
We cannot guarantee how long the Home Office will take to process your application. Read the current processing times .
We will normally be able to submit this type of application within 2 to 3 weeks of you instructing us, but we will let you know at the earliest opportunity if it is likely to take longer than this.
Please note the anticipated number of hours and fees are an estimate based on the facts above. All applications are likely to vary and of course, we can give you a more accurate estimate once we have more information about your specific case.

Employment Pricing Information
Employment law specialists at Vincent Solicitors often act for claimants and respondents in Employment Tribunal disputes. Our aim is always to provide tailored advice and assist our clients to resolve matters quickly and commercially.
The prices set out below are intended to give you an indication as to the average cost of bringing or defending unfair and wrongful dismissal claims in the Employment Tribunal. These do not include the likely costs for other claims which are typically brought in conjunction with unfair and wrongful dismissal claims (e.g. discrimination or whistleblowing claims). We charge on a time-spent basis by reference to our hourly rate of £250 to £350. The applicable hourly rate will depend on the seniority of the lawyer working on your matter.
Please note that the costs set out below are in relation to your legal expenses. There is a risk that if you lose your claim in the Employment Tribunal, you might be awarded to contribute towards the other side’s costs (although such awards are not common).

VAT

Factors that could make a case more complex:
- the number of issues in dispute
- whether there is a litigant in person
- he number of documents disclosed by both parties
- the number of witnesses involved
- whether there are any preliminary points to be resolved before the final hearing also needing a hearing
- the number of days the case is listed for final hearing
- your purpose and objectives.
There will be an additional charge for attending a Tribunal Hearing. By way of indication, assuming a junior lawyer attended, the charge would be approximately £1,000 plus VAT per day. Generally, cases are listed for trial as follows:
- 1-2 days (for simple cases)
- 2-5 days (for medium complexity cases)
- 5-10 days (for high complexity cases) for a Final Hearing
Disbursements
Disbursements are costs related to your matter that are payable to third parties, such as court fees. We handle the payment of disbursements on your behalf to ensure a smoother process. You will also incur Counsel’s fees (the barrister who will represent you at the hearing): these will typically be between £2,500 to £20,000 (excluding VAT) (depending on experience of the advocate and length of hearing).
Key stages
The fees set out above cover all of the work in relation to the following key stages of a claim:
- taking your initial instructions, reviewing the papers and advising you on merits and likely compensation (this is likely to be revisited throughout the matter and subject to change)
- entering into pre-claim conciliation where this is mandatory to explore whether a settlement can be reached
- preparing the claim or response
- reviewing and advising on claim or response from other party
- exploring settlement and negotiating settlement throughout the process
- preparing or considering a schedule of loss
- Preparing for (and attending) a Preliminary Hearing
- exchanging documents with the other party and agreeing a bundle of documents
- taking witness statements, drafting statements and agreeing their content with witnesses
- preparing bundle of documents
- reviewing and advising on the other party’s witness statements
- agreeing a list of issues, a chronology and/or cast list
- preparation and attendance at Final Hearing, including instructions to Counsel
The stages set out above are an indication only and, if some of the stages are not required, our fees will be less. You may wish to handle the claim yourself and only have our advice in relation to some of the stages. This can also be arranged on your individual needs.
How long will my matter take?
The time that it takes from taking your initial instructions to the final resolution of your matter depends largely on the stage at which your case is resolved. If a settlement is reached during pre-claim conciliation, your case is likely to take 4-8 weeks. If your claim proceeds to a final hearing, your case is likely to take at least 6 months. This is just an estimate and we will of course be able to give you a more accurate timescale once we have more information and as the matter progresses.
Additional costs
Please note that all fees/costs referred to in the above are exclusive of VAT, and VAT at 20% will be added when our invoices are raised. Further incidental costs such as photocopying charges and couriers may also be incurred
