Selling a House

We have a Professionally efficient, friendly and reliable conveyancing services who can provide an expert advice for anyone who is selling a residential property, freehold or leasehold property.

Selling a residential house is a big deal for most people, involving sums that are substantial and probably to buy another home, repay debts or to provide your savings a boost.  We are aware that the deal has to go through as quickly as possible, with the minimum hassle.  If our client(s) are selling then it may be likely that they will be involved in a chain where the pace of their move is dictated by how fast or slow everyone in the chain goes, and that is why our client(s) need the assurance that their solicitor will take all the steps on their behalf and act quickly and resolve any possible barriers to achieve a speedy outcome.   We can help you with every aspect of selling your house.  Our focus is on you and protecting your best interests.

In the complex and often pressured circumstances of selling a house, especially where a chain is involved, communication between all parties is essential to make sure things go smoothly.  We have invested in great people and efficient IT systems, so we are able to accept your instructions and progress your property transaction over the phone, online and by post. You do not even need to take time off to come and see us when selling your house.  Our efficient lines of communication mean that we can keep you informed with regular phone calls, email updates and letters confirming progress.

Transparency in pricing

We assist our clients to realise their dreams especially when they are selling a property.   Every penny will be accounted for and also we are aware that irrespective of our client(s) situation and circumstances, they wish to keep their costs to a minimum.  Our transparent pricing policy helps our client(s) to plan their finances with certainty by giving them a fixed fee conveyancing quote up front. In the unfortunate event that if the sale does fall through for whatever reason(s), then we ensure our client(s) that they will only be responsible to our legal fees to the stage our service has been rendered and the payment towards disbursement costs.  All we request you is to give us an opportunity to provide you with our legal services in order to undertake your matter with an efficient and professional manner.

Exchanging contracts

Under the Property law of England and Wales, prior to the exchange of contract either party(s) can still change their mind and the deal can fall through. Because of this, we are focused on your sale in order to facilitate an exchange of contracts as quickly as possible.  This will not only give you a degree of certainty but also the point at which you are fully legally protected.  Once the contract is exchanged then the parties are legally committed and together they form the binding contract.

On the day of completion, both parties have to fulfil the terms of the contract, that is the seller must vacate the property and execute a Transfer deed transferring ownership and the buyer must send the full purchase price (less the exchange deposit, if applicable or else the whole purchase price if the exchange and completion is facilitated simultaneously) by the time in the contract and the buyer takes possession of the property. There is inevitably a period between exchange and completion and this period can vary from a few seconds if exchanged and completion take place on the same day or several months, even years. In current practice the usual period is between 5 and 20 working days.
